How Does Pros PM Screen Residents?

Finding the right resident is one of the most important parts of protecting your investment, and we take it seriously. It’s how we build a community worth investing in.

At Pros PM, we use a multi-pronged screening process to evaluate financial stability, rental-readiness, and overall fit. Our goal is to place qualified residents who will care for your property and pay rent consistently.

Our Screening Approach

We look at several key factors when reviewing applications:

  • Income: At least 3x the monthly rent.

  • Financial stability: Estimated disposable income of at least $1,000 after rent and debt.

  • Credit: A target score of 650 or higher. Lower scores may still be considered with an increased security deposit.

  • Bankruptcy history: Open or recently discharged bankruptcies (within 5 years) may require additional deposit and/or a co-signer.

  • Collections: Multiple accounts in collections may require further review.

Background Screening

We also complete a thorough background review. Certain criteria will not be approved, including:

  • Felony drug trafficking or manufacturing within the past 7 years

  • Felony violent offenses or weapon-related charges within the past 7 years

  • Felony sexual offenses within the past 7 years

  • Felony weapons offenses within the past 7 years

  • Felony or misdemeanor crimes against persons within the past 7 years

  • Listing on the sex offender registry

  • Matches within OFAC/terrorist databases

Other criminal history may be reviewed on a case-by-case basis, depending on the property and circumstances.

Flexibility When It Makes Sense

Not every situation fits perfectly into a box. When appropriate, we may allow:

  • Increased security deposits

  • Co-signers or guarantors

  • Additional documentation
