What Are The Application Requirements?

Applying for a home should feel straightforward and transparent, and that starts with knowing what to expect.

At Pros PM, we use a consistent screening process to make sure all residents are set up for success. Our goal is to create stable, well-qualified communities where everyone has a positive living experience.

What We Look At

When reviewing applications, we consider a few key factors:

  • Income: At least 3x the monthly rent.

  • Financial stability: About $1,000 in disposable income after rent and existing debt.

  • Credit: A score of 650 or higher is preferred. Lower scores may still be considered with a higher deposit.

  • Financial history: Bankruptcies within the past 5 years or multiple collection accounts require additional review.

Background Review

We also complete a background screening to ensure the safety and well-being of our communities. Certain criteria may not be approved, including:

  • Serious criminal offenses within the past 7 years

  • Violent or weapon-related offenses

  • Sexual offenses

  • Listings on national watchlists or registries

Other histories may be reviewed individually depending on the situation and property.

Options & Flexibility

We understand that everyone’s situation is different. In some cases, we offer options like:

  • Increased deposits

  • Co-signers or guarantors

  • Additional documentation

We also offer low-income housing options with different financial qualification criteria.
