What Happens if I Don’t Pay Rent On Time?

Rent is due on the 1st of each month and is considered late after the 3rd at midnight. If a payment is missed, we follow a structured process focused on communication, resolution, and helping you get back on track.

Our priority is always to resolve payment issues early. We’ll reach out by email, text, and mail to all the financially responsible parties on the lease, including any guarantor.

If you’re having trouble making a payment, communication is key. Please let us work with you to explore options whenever possible, to avoid further escalation.

Communication & Action Timeline

Day 1 – Rent is due
You’ll receive an email reminder.

Day 2 – Grace period
Email and text reminders are sent.

Day 3 – Rent is late at midnight

Day 4 – Late status begins
You’ll receive additional reminders, and a 12% late fee will be applied.

Day 10 – Formal notice
We send both an email and a letter by mail.

Day 23 – Eviction process begins
If payment has not been resolved, eviction proceedings will begin.


If Eviction Becomes Necessary

While we do everything we can to avoid it, eviction will become necessary if payment issues aren’t resolved. Our team will follow the process through the courts, and ultimately, the sheriff will meet our eviction crew at the house, forcibly remove the residents from the property
