At Pros PM, we've designed our maintenance process to be simple, transparent, and efficient for both owners and residents. From the moment a request is submitted through Property Meld to the final invoice and follow-up, our team actively manages every step to keep repairs moving, communication clear, and properties protected.

When a resident notices any issue, they will create a maintenance Meld request from their portal or by calling into Max. They will add photos, videos, and a description of the concern.

Depending on the issue, the resident is taken through some common troubleshooting steps.

Our goal is to have all requests assigned within 24 hours. Weekends or holidays may affect this, but this is not common. Emergency repairs are dealt with immediately.

Our techs and vendors will reach out to the residents within 24 hours of being assigned to the request and schedule a time to visit the property.

If a repair will cost more than the owner’s maintenance minimum, our team will gather an estimate for the repair.
If the repair is less than the owner’s maintenance minimum, the repair will be completed, and the request is closed. -
If a repair is estimated to exceed the owner's maintenance approval threshold (typically $300), our team immediately begins reaching out for approval. We make every effort to coordinate this process while our technician or vendor is already on-site, allowing repairs to move forward as quickly as possible.
Once approved, the repair is rescheduled as needed and completed.
