Marketing & Advertising
We will run a Comparable Market Analysis and recommend a starting rent rate based off of currently available houses.
Advertising typically begins about one month before the house is vacant. Quite often we have a lease on the property before it’s vacant.
We professionally photograph your property and post it to MLS, which lists on Zillow and more than twenty other websites.
We’ve created an active social media presence on Facebook and Instagram to highlight our available properties through posts and reels.
Resident Placement & Management
A rigorous background screening for credit and legal issues is conducted on every tenant.
As licensed Realtors we utilize Texas Association of Realtors (TAR) comprehensive leases to make sure you are protected.
Monthly rents are due on the 1st and late after the 3rd. We accept multiple forms of payment and report good credit practices to encourage on time payments.
We send a ‘Notice to Vacate’ if the rent is not received by the 10th day of the month, with many communication efforts along the way.
We don’t like to file evictions; however, from time to time, it’s required, and we do so on your behalf, with your input along the way.
We attend all court proceedings on your behalf and have an success record.
All maintenance requests are managed through an online app that encourages residents to try to resolve the issue first and keeps communication transparent.
24/7 maintenance call center for residents during any emergency for a prompt response.
Owner Finances & Communication
We handle all Homeowners Association (HOA) communications, including the violations, and coordinate to remedy these issues or pay the fines.
In putting people first, we have established an excellent working relationship with our vendors. In turn they offer fair and discounted rates so we can pass savings along to our owners.
Your monthly statement is sent to you via email in an easy to read and understandable format and our team is always willing to explain any of the report.
Your funds are sent directly to your bank via ACH by the 5th day of the month or the first business day thereafter (observing holidays), as long as the tenant has paid their rent.
