Can I Have Animals in My Pros PM Home?
We love animals at Pros PM and believe they bring so much love and life into a home! Many of our rental homes welcome pets, but because each Pros PM property is individually owned, pet requirements can vary from one home to another.
Before applying for a property, talk with your realtor or our Leasing Team about any animals that will be living with you. Each property owner establishes different requirements for animals permitted in their home. We want to make sure everyone understands the property’s requirements from the beginning.
Does Everyone Have to Complete PetScreening?
Yes. Every adult leaseholder completes a PetScreening profile as part of the application process, even if there are no pets in the home.
We use PetScreening, a third-party screening service, to create a consistent process for reviewing animal information.
If multiple adults are applying together, each adult still needs a profile. For example, if a couple has one dog, one applicant can register the dog while the other completes a No Pet / Animal Profile.
What Animals Need to Be Disclosed?
All animals living in the home need to be disclosed.
That includes more than dogs and cats. Fish, birds, reptiles, and other animals should also be included during the application process as applicable. Please don’t assume an animal is too small or a particular type doesn’t need to be disclosed. When in doubt, tell us about it!
How Much Does PetScreening Cost?
PetScreening fees depend on the type of profile you’re completing:
Household Pet: $30 via credit card or $25 via ACH, per year
Assistance Animal (Service Animal/ESA): $0
No Pet / Animal Profile: $0
Qualified service animals and Emotional Support Animals (ESAs) still need to be registered through PetScreening, but there is no PetScreening fee for an assistance animal.
What Are Pros PM’s Pet Deposit and Pet Rent?
For approved household pets, Pros PM’s standard costs include:
Pet Deposit: $400 per pet
Monthly Pet Rent: $25–$50 per pet, depending on the pet
Qualified service animals and ESAs are not charged the deposit or the pet rent.
What If I Get a Pet After I Move In?
Please contact Pros PM before bringing a new animal into your home. We’ll help you determine whether the animal is permitted at your property and what needs to be completed through PetScreening and your lease before the animal moves in.
Similarly, if an animal is no longer living with you during your lease, let our team know so we can update our records and remove the applicable pet rent.
Please Don’t Hide a Pet
We’d much rather help you properly add an animal than discover an undisclosed pet later.
Keeping an animal in the home without properly disclosing and approving it can create issues with property or insurance requirements and will be a violation of your lease. That breach of lease can result in fees, lease enforcement, or even eviction.
We never want it to get to that point, especially when it’s so easy to avoid. Just talk to us, and we’ll help you understand what you need to do.
