Are Residents Allowed to Smoke at My Rental Property?

No. All Pros PM-managed properties are 100% smoke-free, both inside and outside.

Our smoke-free policy is included in the lease agreement and applies to residents, occupants, and their guests. It’s one of the ways we help protect the condition of the properties we manage while creating cleaner, safer, and more comfortable homes for residents.

What Does Our Smoke-Free Policy Include?

The policy prohibits smoking and vaping of any kind, including:

  • Cigarettes

  • Cigars

  • Pipes

  • E-cigarettes and vaping devices

  • Cannabis or marijuana

  • Other smoking or vaping products

Simply put: if it’s smoked, lit, or vaped, it isn’t permitted on the property.

Does the Policy Apply Outside the Home?

Yes. Pros PM properties are 100% smoke-free, not simply smoke-free indoors.

The policy applies throughout the property, including:

  • Inside the residence

  • Patios, balconies, porches, and entryways

  • Hallways and common areas

  • Community and amenity areas

  • Sidewalks and shared outdoor spaces

  • Lawns and landscaped areas

  • Parking lots and parking areas

This means a resident cannot simply step onto the patio or into the parking lot to smoke. If they’re still on the property, the smoke-free policy applies.

What About a Resident’s Guests?

Residents are also responsible for their guests.

The smoke-free requirement applies to residents, occupants, guests, visitors, and others invited onto the property. Residents are responsible for ensuring members of their household and their guests comply with the terms of the lease.

Why Does Pros PM Require Smoke-Free Properties?

For owners, smoking can create more than an unpleasant odor. Smoke and residue can affect walls, flooring, paint, fixtures, and other surfaces, potentially increasing the amount of work required when a resident moves out.

It’s a straightforward lease requirement that benefits both the property and the people living there.

What Happens If a Resident Smokes at the Property?

Because the smoke-free policy is part of the lease agreement, smoking or permitting smoking at the property is considered a lease violation and the resident will be in breach of lease.

Residents who violate the policy may be subject to applicable fines or fees and other remedies permitted under their lease. Fines for smoking begin at $500.

This distinction is important: Pros PM’s smoke-free policy isn’t simply a request or community preference. It is an enforceable requirement of the resident’s lease.
