How Does Pros PM Work With My HOA?
If your rental property is located in a homeowners association, managing the property means working within another set of rules. Pros PM will work with your HOA as part of managing your property, but there are a few things we need from you to make that process as smooth as possible.
What Should I Check With My HOA Before Renting My Property?
Before turning your property into a rental, one of the most important things you can do is confirm your HOA’s rental requirements.
Specifically, find out:
Does the HOA have a rental cap? Some associations limit the number or percentage of homes within the community that can be used as rentals. You may be placed on a wait list and/or need to confirm your placement each year.
Does the HOA require rental registration? Some associations require owners to register a property, resident, or lease before a resident moves in.
These requirements can directly affect whether you’re able to legally rent your property within the community, so we recommend confirming them as early as possible.
What HOA Information Does Pros PM Need?
Regardless of which HOA services you’d like us to manage, we ask that you provide Pros PM with access to your HOA portal.
This allows our team to obtain the association’s current rules, regulations, and other important community information. Having this information on file helps our leasing, resident services, maintenance, and compliance teams understand the neighborhood’s requirements and manage your property accordingly.
Our goal is to know the rules before there’s a problem.
What HOA Services Can Pros PM Handle for Me?
We can take additional HOA responsibilities off your plate for small annual fees. There are three areas where additional charges may apply:
HOA Payments — $150 Annually
Pros PM can manage and process your HOA payments, helping ensure this recurring responsibility doesn’t get overlooked.
Rental Registration — $150 Annually
If your association requires annual rental registration, we can handle that process for you for an annual fee.
HOA Communication & Compliance — $150 Annually
For $150 per year, a dedicated Pros PM team member can manage communication between the HOA and your resident, including HOA notices and violations.
This gives owners another layer of support without having to act as the middleman between an HOA, resident, and property manager.
What Happens If My Resident Receives an HOA Violation?
If you’ve elected our HOA communication and compliance service, our team can receive and manage those communications for you. We’ll work with the resident when appropriate to address the issue and help bring the property back into compliance.
Having the HOA’s rules and regulations on file from the beginning also helps us communicate community expectations to residents and address concerns more efficiently when they arise.
Who Pays for the HOA violations and fines?
If an HOA assesses a fine, fee, or other charge because of a violation caused by a resident, the resident is financially responsible for that charge. For example, if the trash cans are meant to be out of the street at a certain time, the resident will incur any relevant fines for that violation. Occasionally, fines are meant for the owner of the property, and those are passed along accordingly.
Do I Have to Use All of the HOA Services?
No. We recognize that every property and every HOA is different. Some owners may want us to take care of everything, while others prefer to continue handling certain HOA responsibilities themselves.
Either way, we want Pros PM to have access to the HOA’s current rules and regulations so our team has the information necessary to properly manage your property.
