How Do I Contribute Money to My Rental Property?
Owning rental property occasionally means investing money back into your property.
While rental income typically covers normal operating expenses, there are times when property expenses exceed the available balance. When that happens, an owner contribution may be necessary.
Understanding why contributions happen can help you better plan for long-term ownership.
Making an Owner Contribution
If your property requires additional funds, contributions can be made directly through the Owner Portal in the left-hand menu under “Contribution.” This is a private portal that only you can access; Pros PM can not see anything in the Contribution tab.
There you can set up your preferred payment method through the Owner Portal. ACH/electronic bank transfer has the lowest processing fees, so we recommend using ACH whenever possible.
Contributing online is quick, secure, and helps prevent delays in maintenance or vendor payments.
Why Would My Property Need Additional Funds?
Most months, rental income is sufficient to cover expenses and provide an owner distribution. However, certain situations can temporarily reduce or eliminate the available balance.
Examples include:
Major maintenance repairs
Property turnover expenses
Vacancy between residents
Utility bills during vacancy
Insurance deductibles
Other unexpected property costs
When expenses exceed the available funds in your property's account, an owner contribution may be required to keep vendor payments and repairs moving forward.
How Do I Know If a Contribution Is Needed?
Once Owner Statements go out, our Finance Department reviews all accounts that require a contribution and emails them to alert them to the balance.
Your Owner Portal also makes it easy to monitor your property's financial health.
Simply log in to review:
Current account balance
Recent transactions
Monthly statements
Amount due, if a contribution is needed
We recommend checking your Owner Portal periodically, especially during vacancies, resident turnovers, or after major maintenance projects.
