What's Actually Included in a Property Management Fee?

Choosing a property management company isn’t just about finding the lowest monthly fee it’s about understanding what you’re actually paying for.

At Pros PM, we’ve built our pricing around the idea that it should be easy and straightforward. That’s why our management fee is 8% of the monthly rent collected. If your property is vacant, we don’t collect a management fee. We believe our incentive should always be to lease your property quickly while still finding a qualified resident who will care for your investment.

While many companies advertise a low monthly management fee, it’s important to look beyond that number. Additional charges for inspections, maintenance coordination, owner communication, and even evictions can quickly increase the true cost of property management.

That’s why we’ve chosen to include many of the services owners rely on most.

For example, every property receives semi-annual inspections at no additional cost to the owner. Residents complete a detailed Zinspector inspection twice each year, complete with photos documenting the condition of the home. If a resident fails to complete the inspection, we’ll send a maintenance technician instead- and any associated fee is charged to the resident, not the owner. These inspections help us catch maintenance concerns early and ensure your property is being cared for.

We also believe owners shouldn’t have to worry about surprise markups. Unlike many property management companies, we do not mark up vendor invoices. If we receive discounted pricing from one of our trusted vendors, we pass those savings directly on to you.

Perhaps one of the biggest differences comes during an eviction. While we work diligently to avoid evictions through proactive communication, payment reminders, and flexible payment options, they can occasionally become necessary. If that happens, our team manages the process from start to finish. We don’t charge for our staff’s time in the office or in court. The only cost passed on is the required court filing fee, which varies by county and typically ranges from $100 to $200.

We also don’t charge owners for routine communication. Whether you have questions about your statements, need to discuss strategy, or simply want an update on your property, we’re here to help. We believe good communication is part of great property management.

When comparing property management companies, don’t just ask, “What’s your monthly fee?” Ask what’s included. A slightly lower management fee can quickly become more expensive once additional inspection fees, maintenance markups, owner service charges, and eviction fees are added.
