How Do I Apply to Live in a Pros PM Property?

We’re so glad you’re interested in making one of our houses, apartments, or townhomes your next home!

We know rental applications can come with a lot of questions, so we want to make the Pros PM application process as straightforward as possible. From submitting your application to signing your lease, here’s what you can expect along the way.

How Do I Start My Application?

All Pros PM rental applications are completed online through RentEngine. Our Leasing Team will send you a link to apply for the property you’re interested in. In some cases, RentEngine may also automatically provide the application link after you complete a showing.

Every person who will live in the home must be listed on the application.

Each adult 18 or older who lives in the property for more than two weeks must:

  • Complete their own application

  • Pay the $150 per-person application/leasing fee

  • Provide their own email address

Children age 17 and younger do not need to complete a separate application, but they must still be disclosed and will be listed as occupants on the lease.

All applications require proof of income through bank verification or check stubs and identification verification. Have these documents ready so you don’t experience any delays.

What Are the Basic Rental Requirements?

While some properties and circumstances may have different requirements, Pros PM's standard rental criteria generally include:

  • Credit score of 650 or higher

  • Gross household income of at least 3x the monthly rent

  • No evictions

  • No felonies

Income is considered before taxes and may be combined among the qualifying adults in the household. For example, if rent is $1,000 and there are three adults in the property, they must make a combined $3,000 a month.

Meeting these basic criteria does not guarantee approval, and additional screening requirements may apply.

What If I Don't Meet the Standard Requirements?

Please talk to us before assuming you won't qualify. We manage a wide variety of rental properties throughout North Texas, and some of our homes offer alternate rental opportunities that can accommodate applicants who don't meet the standard criteria.

Our Leasing Team knows our available properties and their requirements. If your credit, rental history, income, or another qualification falls outside our standard guidelines, reach out to us. We're happy to review your situation and help determine whether we have a property that may be a better fit.

What About Pets, Service Animals, or No Pets at All?

Every adult leaseholder must complete their own PetScreening profile, regardless of whether there is a pet living in the home.  

Each applicant will select the profile that applies to them:

  • Household Pet: If you have a pet, one leaseholder can complete the PetScreening profile for the pet or pets. Applicable screening fees and property-specific pet requirements may apply.

  • No Pet: Any leaseholder who is not registering a household pet must complete the No Pet profile. There is no fee for this option.

  • Service Animal or Qualified ESA: Service animals and qualified Emotional Support Animals (ESAs) must also be registered through PetScreening. There is no PetScreening fee for these animals, and approved assistance animals are not charged pet rent.

For example, if two adults are applying together and have one dog, one applicant can register the dog while the other completes a No Pet profile. It doesn't matter which applicant registers the household pet; the important thing is that every adult leaseholder completes PetScreening and all animals are accounted for.

Pet policies can vary by property, so be sure to speak with your realtor or our Leasing Team about the requirements for the specific home you're considering.

What Happens After I Apply?

Once everyone in your household has completed the required application, our team will review the information provided and complete the screening process.

You'll receive an email with your application status. Our team will let you know whether your application has been approved, conditionally approved, or declined based on the applicable screening criteria.

What Happens If I'm Approved?

Once you're approved, it's time to make it official! Each adult over 18 listed on the lease will receive their own lease to sign. Make sure everyone in your household knows to watch their inbox so one missing signature doesn't hold things up.

Once the lease has been signed and fully executed by all required parties, we'll begin helping you prepare for move-in.
