How Does Rent Work If I Have a Housing Voucher?
If you pay part of your rent through a housing voucher or rental assistance program, your monthly rent works a little differently than for residents who pay the full amount.
The most important thing to know is simple: you must pay your portion of the rent to Pros PM by the 3rd of each month.
We understand that your voucher provider’s portion may arrive on a different schedule. You will not be charged a late fee simply because we're waiting for the voucher payment.
When Is My Portion of the Rent Due?
Your portion of the rent follows the same Pros PM payment schedule as other resident rent payments.
Rent is due on the 1st of each month, and you must pay your portion by the 3rd to avoid a late fee. If your portion remains unpaid after the 3rd, the applicable late fee is calculated based on your portion, not the property's total monthly rent.
How Are Late Fees Calculated With a Voucher?
Here's a simple example:
Your home's total monthly rent is $1,000.
Your housing voucher pays $900.
Your portion of the monthly rent is $100.
If your lease has a 10% late fee and your $100 portion isn't paid by the 3rd, your late fee would be $10, not $100.
What If the Voucher Payment Hasn't Arrived Yet?
Don't worry. We know that voucher payments don't always arrive by the 3rd.
These payments may be processed or mailed by a separate agency, which means the timing is outside of your control. You are not responsible for making up the voucher provider's portion simply because it hasn't reached Pros PM yet, and we do not charge you a late fee on the voucher's portion.
As long as you've paid the portion you're responsible for on time, a delayed voucher payment will not cause you to be charged a late fee for that amount.
What If My Voucher Shows a Different Due Date?
You may notice that paperwork from your voucher provider lists a payment or due date that is different from Pros PM's rent due date.
That date applies to the voucher provider's payment process. It does not change the due date for the portion of rent you are responsible for paying to Pros PM.
Your resident portion is still due on the 1st and must be paid by the 3rd to avoid a late fee.
How Do I Know How Much I'm Responsible for Paying?
Your housing assistance program determines how the monthly rent is divided between you and the voucher provider. Once your portion has been established, that's the amount you are responsible for paying each month unless you're notified that your portion has changed.
