What Does Pros PM's 100% Smoke-Free Policy Mean?
At Pros PM, every property we manage is 100% smoke-free, inside and outside. Our smoke-free policy helps create cleaner, safer, and more comfortable homes and communities while protecting the condition of the properties we manage.
Most importantly, this isn't simply a community preference. It's part of your lease agreement. Smoking or vaping of any kind is not permitted anywhere on Pros PM property.
What Is Considered Smoking?
Our smoke-free policy includes more than traditional cigarettes. Smoking and vaping products that are not permitted include:
Cigarettes
Cigars
Pipes
E-cigarettes and vaping devices
Cannabis or marijuana
Other smoking or vaping products
The easiest way to remember it: if it's smoked, lit, or vaped, it isn't permitted on the property.
Where Does the Smoke-Free Policy Apply?
Everywhere means everywhere!
Our properties are completely smoke-free, including:
Inside your home
Patios, balconies, porches, and entryways
Hallways and common areas
Community and amenity areas
Sidewalks and shared outdoor spaces
Lawns and landscaped areas
Parking lots and parking areas
Stepping outside your front door or onto your patio does not put you outside the smoke-free area. If you're still on Pros PM property, the smoke-free policy still applies.
What About Guests?
Residents are responsible for making sure their guests follow the smoke-free policy too.
The policy applies to residents, occupants, guests, visitors, and anyone else you invite onto the property. If you have friends or family visiting, please let them know about the policy before they arrive.
Why Are Pros PM Properties Smoke-Free?
Smoke doesn't necessarily stay where it starts. It can travel into neighboring homes and common areas, creating an unpleasant experience for other residents.
Maintaining smoke-free properties also helps us:
Reduce exposure to secondhand smoke
Keep homes and shared spaces cleaner
Reduce lingering odors and smoking-related residue
Lower the risk of smoking-related fires
Protect the condition of our homes and communities
It's one of the ways we work together with residents to create communities that everyone can enjoy.
What Happens If Someone Smokes on the Property?
Because our smoke-free policy is included in the lease, smoking or allowing someone else to smoke on the property is considered a lease violation.
Violations can result in fines or fees and other remedies permitted under the lease agreement. The breach of lease fine for smoking begins at $500.
That's why it's important to make sure everyone in your household, and anyone visiting you, understands the policy.

No smoking. No vaping. Anywhere on the property.
