When Will I Get My Security Deposit Back?
Moving out comes with a long checklist, and we know one of the biggest questions at the end is: What happens to my security deposit?
We evaluate your security deposit based on the property’s condition when you move out compared with its documented condition when you moved in. Here’s how the process works and when you can expect to hear from us.
How Is the Property Inspected When I Move Out?
One of the final steps in your move-out process is completing a zInspector inspection, similar to the inspection you completed when you first moved into your home. Our team will also complete a unit turn inspection after you move out.
These inspections provide the property’s condition at different points in your residency. We compare the move-in documentation with the move-out inspection to identify damage, alterations, or other discrepancies that occurred during your tenancy.
How Is My Security Deposit Determined?
When you move out, we look at the overall condition of the property and compare it with how the home was documented when you moved in. Using photos from your zInspector reports, our team can distinguish between conditions that were already present and damage or changes that occurred during your residency.
We also consider things like trash or belongings left behind, cleaning needs, damage, alterations, and other resident-responsible items that may need to be addressed before the next resident moves in.
We aren't looking to charge you for routine property updates or improvements that are simply part of maintaining a rental home. Our focus is on costs related to the condition in which the home was returned and items that were impacted during your residency.
This is one reason your move-in inspection is so important. It creates a detailed record of the home's condition at the beginning of your lease, giving both you and Pros PM something to reference when it's time to move out.
When Will I Receive My Security Deposit?
Security deposits are returned within 30 days after move-out, along with information regarding any applicable deductions.
To help avoid delays, make sure Pros PM has your correct forwarding address and any other information requested as part of your move-out process.

It may have felt like just another item on your move-in checklist, but that first zInspection becomes especially important when it’s time to move out.
By documenting the property at move-in, completing another inspection at move-out, and conducting our unit turn inspection, we have a clearer record of what changed during your residency.
