Are Pets & Service Animals Allowed?

We love pets at Pros PM! We know pets are part of the family, and many of our rental properties throughout North Texas are pet-friendly. While pet policies and restrictions vary by property, we have plenty of options for renters looking for a home that welcomes their four-legged family members.

Before applying, we encourage you to review the pet policy for the property you're interested in or speak with our Leasing Team about any specific requirements. Be upfront with your leasing agent about your pets- they need to know about all your friends. Fish, iguanas, cats, and dogs. We can work with you only if we know from the beginning.

We're happy to help you find a home that's a good fit for everyone in your household, pets included!

Does Pros PM Allow Emotional Support Animals (ESAs) or Service Animals?

Yes! Pros PM welcomes service animals and qualifying Emotional Support Animals (ESAs) at all of our rental properties, including homes that otherwise have a no-pet policy.

Unlike household pets, approved assistance animals are not subject to pet rent or pet deposits. Residents simply need to complete the appropriate PetScreening profile and provide any documentation permitted under applicable fair housing laws to verify their need for an assistance animal.

What Are the Pet Fees?

For rental properties that accept pets, Pros PM's standard pet fees include:

  • Pet Rent: $25 per month, per pet

  • Pet Deposit: $400 per pet

These fees are in addition to your regular monthly rent and security deposit. Approved service animals and qualifying emotional support animals are not subject to pet rent or pet deposits.

What is PetScreening, and Will I Need to Do It?

After your application has been approved, every adult leaseholder must complete their own PetScreening profile. This profile must be completed regardless of whether there is a pet living in the home, and will be updated annually.

Each applicant will select the profile that applies to them:

  • Household Pet: If you have a pet, one leaseholder can complete the PetScreening profile for the pet or pets. Applicable screening fees and property-specific pet requirements may apply.

  • No Pet: Any leaseholder who is not registering a household pet must complete the No Pet profile. There is no fee for this option.

  • Service Animal or Qualified ESA: Service animals and qualified Emotional Support Animals (ESAs) must also be registered through PetScreening. There is no PetScreening fee for these animals, and approved assistance animals are not charged pet rent.

For example, if two adults are applying together and have one dog, one applicant can register the dog while the other completes a No Pet profile. It doesn't matter which applicant registers the household pet; the important thing is that every adult leaseholder completes PetScreening and all animals are accounted for.

What If I Get a Pet After I Move In?

Please contact Pros PM before bringing a new animal into your home. We’ll help you determine whether the animal is permitted at your property and what needs to be completed through PetScreening and your lease before the animal moves in.

Similarly, if an animal is no longer living with you during your lease, let our team know so we can update our records and remove the applicable pet rent.
